Company Background:
About 10 years ago two guys from the Twin Cities ventured out to Brookings, South Dakota, looking to expand their apartment holdings. They decided to buy Southland Court I, which was 60 apartment units on the corner of Southland Lane and 8th Street. They liked what they saw…a small, growing community with a diverse mix of well-behaved college students, middle age adults and elderly folks, all able to get along and live under one roof. 

The owners already owned and managed numerous apartment units in Minnesota and thought they could bring their experience and knowledge in how to efficiently manage and own apartments to Brookings. Their goal was to buy or build attractive housing that has generous square footage with all the amenities that one would need at an affordable price. Then add in 24/7 property management and instill pride in their employees to make sure Southland Court was a comfortable, affordable and most importantly, a clean and safe community to live in. 

Today the owners have expanded from 60 units to over 200 apartment units, encompassing 7 beautiful buildings in all. Our latest property has brought some of what is successful in the Twin Cities to Brookings; 9 foot ceilings, underground heated parking, two bedroom, two bath layouts and huge balconies in each unit. They also made sure to install many state-of-the-art features including numerous security cameras throughout; ensuring the safety of every resident while walking the hallways or getting in and out of their car in our heated underground parking lot.

Management Philosophy:
Our management philosophy is simple.  Respond to our residents’ needs.  We have full time maintenance staff to respond to all of your maintenance needs, 2 part time cleaning people who continually vacuum the hallways and clean up debris on our grounds and in our properties daily. We have added a full time grounds person to make sure our property is as beautiful as it can be. His focus will be keeping the grass weed free, edging along all sidewalks, trimming every tree and making sure the lawn stays green. This leaves our full time leasing person to focus on the needs of our tenants and assist each resident with their move-in and renewal process.

Lastly, we have a survey we ask every resident to fill out upon vacating their apartment to tell us what we did right and what we did wrong. This allows us to continually strive to give our residents the highest service possible at the most affordable price.

We feel with our commitment to the community and understanding of the latest trends in Apartment living, we will continue to provide residents what you want out of apartment living and we are committed to finding a way to bring it to Brookings. Whether it be wi-fi installed throughout the buildings, an underground car washing bay or the ease of automatic rent deposit, we will be the first to know about it and bring it to you.
